Rental Qualifications

The application fee is $50 per applicant.

All individuals over the age of 18 will be leaseholders and will be required to complete an application.

The total gross monthly income of all applicants must be two and a half (2.5) times the monthly rent. Monthly income and/or employment must be verifiable. Acceptable proof of income are as follows: most recent paycheck stubs equal to one month’s pay, most recent year’s tax return (if self-employeed or retired), income on bank statements for the three (3) most recent bank statements, job offer or job verification letter on company letterhead or letter from your CPA. Any additional income sources (retirement, child support, alimony, etc.) must be verifiable as well. Applicants must have current employment or, when using a bank statement, a minimum of twelve (12) months income (income is three times the monthly rent) held in reserve for a minimum of three (3) months and is verifiable. Student financial aid or loans and trust accounts/distrubutions are not able to be counted as income.

The last twelve (12) months residence or rental history is required and must be verifiable. The credit report and other sources of rental history will be checked to verify resident and rental history information. Applicants with a rental history reflecting five (5) or more late payments or three (3) or more NSF checks received within the relevant one (1) year period will be denied. In addition, all resident rental history within the previous seven (7) years must be free of rental housing evictions and landlord debt or the application will be denied. If applicant is a first time renter, or due to current rental status verification, we may require an additional deposit equivalent to one (1) month’s rent.

Applicants who are full-time students and do not make sufficient income under “Income Requirements”, may qualify by having the lease guaranteed by a Guarantor. All applicants residing in the apartment must be full-time students. The Guarantor must have a gross monthly income of at least 4 times the monthly rent and meet all other qualifying criteria. The Guarantor must complete and sign a Lease Guaranty Agreement. Guarantors may be held responsible for the entire rent and other costs, such as damages, for the entire lease term, even if you have roommates.

Yes, we run criminal, civil, and credit background screening.

General Questions

Renters Insurance is required, contact the leasing office for further details on the requirements.

We recommend Spectrum, however you are welcome to use any provider that services the area.

The apartment will be thoroughly inspected, carpet cleaning/replacement as necessary, cleaning and thorough check of all apartment features and any necessary repairs completed.

You do not have to be home during the completion of the service request.

There is an Early Termination clause that would be available to end the lease early. Please contact the leasing office about your specific situation for further information

Electricity is provided through Pedernales Electric Cooperative, and you are able to set up service with them online or via phone. Water, trash and other utilities are submetered or allocated through the community and will be billed on your rent statement.

We offer routine maintenance service during business hours Monday through Friday, and emergency maintenance is available 24/7.

We always recommend submitting requests for routine service items in the resident portal. For emergencies best practice is to call our office to submit the request.

All utilities are seperate from rent

We are located 6 miles from the CapMetro Rail Lakeline Station

Unfortunately we do not offer after hour lockout services at this time. You will need to contact a local locksmith.

Our parking lot is first come, first served. Some homes come with attached garages, and we have detached garages for rent throughout the property.

Virtual vehicle registration is required for all resident and visitor vehicles.

The pool hours are 10:00 A.M. to 10:00 P.M. daily

Yes! We allow 1 animal per home. Please contact the leasing office for additional pet qualifications

All of our apartments come with refrigerator, range, microwave and dishwashers. Washer & Dryers are included in select homes

We do not offer furnished apartments. However, you can contact Cort Furniture Rental for anything you may need!

Our goal is to have your application approved and leased signed in 7 days.

There are two convenient ways to pay your monthly rent; Online through the Rent Cafe Portal by checking account or credit card or by utilizing WIPS, a walk-in payment system partner, several locations available for your convenience.
